How much does it cost to install EV charging?
For a standard 7.4kW AC smart charger, typically £1,500–£2,500 fully installed before any grants. After the Workplace Charging Scheme grant (£500 per socket), the net cost is £1,000–£2,000. Costs vary with the length of cable runs, whether groundworks are needed, and your existing electrical supply. Always get at least two quotes from OZEV-approved installers.
Can I charge guests for using my EV charger?
Yes — with a smart charger that meters usage. A dedicated EV charger is treated differently from reselling domestic electricity under Ofgem’s 2014 decision, giving you genuine pricing flexibility. The typical approach is 35–45p/kWh with a £1–2 session fee. A 3-pin socket cannot meter usage, so you either give electricity away for free or risk falling foul of Ofgem’s rules. How quickly can I recover the installation cost?
At a B&B or hotel charging 35p/kWh with a £1.50 session fee (buying at 28p/kWh), a typical 30kWh session nets roughly £3.60 margin. At 3 sessions per week, payback on a £1,200 net installation cost is around 18 months. Higher-footfall sites recover costs faster. The charger then generates pure margin indefinitely while adding a booking advantage.
How much does it cost me to provide a full charge?
At 28p/kWh, a full 60kWh battery costs you about £17 in electricity. Most guests arrive with a partially charged battery — a typical overnight session is 30–40kWh, costing you £8–11. Use the Zapmap charging calculator to model your specific scenario.
Are there grants available?

🔧 Installation & practicalities

How long does installation take?
1–2 days for a straightforward 1–4 unit installation with adequate existing electrical supply. Sites requiring supply upgrades or civil works may take 3–5 days. DNO applications for larger or rapid installations can add 6–12 weeks to the overall timeline.
Do I need planning permission?
In most cases, no. EV charger installation at business premises is generally permitted development across England, Scotland and Wales. Exceptions include listed buildings and conservation areas. What if my electricity supply isn’t big enough?
A free site survey will confirm your available capacity. If supply is limited, options include: upgrading your distribution board to use existing headroom, applying to your DNO for more capacity, or using load management to share available power across multiple chargers. Supply upgrades typically cost £2,000–£15,000 and are not covered by standard grants.
Should I choose a tethered or untethered charger?
For hospitality — hotels, B&Bs, holiday parks — always choose tethered (cable permanently attached). Guests shouldn’t need to bring their own cable. For workplaces where employees may have different vehicle types and their own cables, untethered can be appropriate. Ask your installer what they recommend for your specific setup.
How many chargers do I need?
A useful starting point is 10–15% of your parking spaces. More important is future-proofing — always ask your installer to duct for more units than you’re installing today. Adding a charger to an already-ducted car park costs £300–£500. Ripping up tarmac later costs £2,000–£5,000+.
What maintenance do EV chargers need?
Very little. Most issues are resolved remotely via firmware updates. An annual inspection of cables and fixings is good practice. Most manufacturers offer service contracts at £100–£200 per unit per year. Smart chargers flag faults automatically via their dashboard.

⚖ Regulations & legal

Can I just use a 3-pin socket for guests?
No — not as a regular facility. The IET Code of Practice states 3-pin charging is acceptable for temporary use only. Regular EV charging at a business requires a dedicated circuit with RCD protection, compliant with BS 7671. Beyond the legal position, a 3-pin socket runs at near its maximum 13A rating continuously for hours — a genuine fire risk on older commercial wiring. See the full 3-pin comparison.
What are the rules on the 8kW contactless payment requirement?
Under the Public Charge Point Regulations 2023, any public charger at 8kW or above installed after November 2024 must offer contactless payment. This applies if your charger is publicly accessible — listed on Zapmap or open to non-guests. If access is restricted to guests or employees only (via RFID or a gate), the regulations may not apply. Confirm with your installer.
Do I need an electricity supply licence to charge guests for EV charging?
No — Ofgem has confirmed that selling electricity from dedicated EV charge points does not require a supply licence. You are not classified as an electricity supplier. What happens if rules change?
Ofgem published a call for input on electricity resale rules in October 2025, with a response deadline of December 2025. Updated guidance is expected in 2026. The safest approach now — pricing at or near your actual cost per kWh with a transparent service fee — is likely to remain compliant under any foreseeable changes. 🏛 The business case

Is EV charging actually worth it for a small rural B&B?
Increasingly yes — and the case strengthens every year. 23.4% of new UK car registrations in 2025 were fully electric, with December 2025 hitting 32.2%. Rural B&B guests are disproportionately likely to drive EVs (higher-income, earlier adopters). Being one of the few properties within 20 miles with overnight charging is already a genuine booking differentiator — not a nice-to-have.
What if I only get one or two EV guests a week?
That’s fine — start small. One 7.4kW tethered unit costs as little as £1,000 net of grants. Even at one session per week at £12 revenue (30kWh at 40p/kWh), you cover electricity costs and begin recovering installation in around 2–3 years. The unit is still there as EV adoption grows — and it signals to the growing EV-driving audience that your property is accessible.
Should I offer charging for free or charge for it?
Most operators start with per-kWh charging rather than free or included in the room rate. Per-kWh is fairer to both sides: light users pay less, heavy users pay their actual cost. Including it in the room rate exposes you to high-consumption guests eroding your margins significantly. Free charging is a generous gesture but difficult to sustain as EV adoption increases.
