Is DC rapid charging right for your business?

DC rapid charging — 50kW and above — is powerful, expensive and infrastructure-intensive. For the right site it generates significant revenue and competitive advantage. For the wrong site it’s a costly mistake.

For most B&Bs, hotels and holiday parks: 7.4kW AC is the right answer. Guests stay overnight — they have all the time they need to charge slowly. Rapid DC is designed for short-stay, high-footfall locations where drivers need meaningful charge in under an hour. If your guests stay 6+ hours, rapid charging is overpowered and overpriced for your needs.

When rapid DC does make sense

What DC rapid charging actually requires

A 50kW rapid charger is not a faster version of a 7.4kW unit. The infrastructure requirements are fundamentally different and the costs reflect that.

Three-phase electricity supply — mandatory. DC rapid charging cannot run on single-phase. If your site only has single-phase, a supply upgrade is required. Cost: typically £3,000–£15,000 depending on your proximity to the DNO network.

High supply capacity. A 50kW rapid draws ~72A from a three-phase supply. A 150kW ultra-rapid draws 200A+. Most small commercial premises don’t have this capacity without a new DNO connection.

DNO application. For connections above roughly 50kW, a formal application to your Distribution Network Operator is required. Lead times vary from 6 weeks to 12+ months depending on local grid capacity.

Civil works. DC chargers are larger, heavier units requiring dedicated groundworks, concrete bases, cable trenches and often new surface finishes. Budget £5,000–£30,000 in civil costs, separate from hardware.

Contactless payment mandatory. Under the Public Charge Point Regulations 2023, any public charger at 8kW or above must offer contactless card payment. All DC rapid chargers fall under this requirement. Penalty for non-compliance: up to £10,000 per unit.
Total installed cost to consider: A single 50kW dual-port rapid charger with all civil works, supply upgrades and DNO connection could easily reach £50,000–£80,000 all-in on a site that requires significant electrical upgrades. This is why CPO partnerships (where the CPO funds everything) are increasingly attractive.

Revenue model: recovering costs through public access

Unlike AC overnight charging — which works well as a guest amenity charged at cost — DC rapid charging is typically operated as a public service with per-session pricing, making it viable only at sufficient throughput.

The white paper research (SMS plc, 2023) found that 50% of demand for hotel EV charging comes from day guests — visitors using food, beverage, spa and leisure facilities — not just overnight guests. Rapid charging drives dwell time: EV drivers who charge on-site are significantly more likely to spend on ancillary services than those who leave to charge elsewhere.

The dwell time opportunity

A 45-minute rapid charge session is exactly the right length to encourage food and beverage spend. The SMS/Insight Avenue research found that 77% of EV drivers would pay for an EV concierge service at a hotel to reduce wait time inconvenience — and 38% would wait up to one hour. That wait time is revenue opportunity.

Hotels with day dining, spa or leisure facilities are the strongest candidates for rapid charging specifically because the 45–90 minute charge window aligns with food and beverage dwell time. Food and beverage can account for up to 30% of a hotel’s TRevPAR — EV charging is a mechanism for capturing more of it.

CPO partnerships — funding without the capital outlay

The most common way small and medium businesses access DC rapid charging without funding it themselves is through a Charge Point Operator (CPO) partnership. The CPO funds, installs, operates and maintains the hardware in return for a share of charging revenue or a lease arrangement.

  • You keep 100% of session revenue
  • You are responsible for maintenance and hardware replacement
  • Best for: high-confidence, high-footfall sites where ROI is clear and you want maximum return
CPO due diligence: The longevity and financial robustness of many CPOs has yet to be proven in a rapidly consolidating market. Before signing a long-term host agreement, check the CPO’s track record, financial backing, and ensure the chargers are OCPP-compliant so you’re not locked in if the CPO fails or is acquired.
